The Bal Harbour Process — ARB Approval Before Everything
Bal Harbour doesn't accept permit applications through a portal or an app. Submissions are made in person at Village Hall, and before the building permit process begins, every exterior modification — including window and door replacement — requires approval from the Architectural Review Board. The ARB evaluates whether the proposed work maintains visual consistency with the Village's standards. This is a genuinely curated review, not a checkbox process, and the submission needs to reflect that.
We prepare complete ARB submissions — product specifications, color documentation, drawings, and NOA reference numbers — and accompany the process through Village Hall. Once ARB approval is in hand, we move through the building permit application with Miami-Dade NOA-certified products and an installation process that reflects the quality these properties represent.
