Impact Doors: The Threshold Problem Nobody Talks About Until It's a Problem

Of all the ways an impact door installation can go wrong, threshold failure is the most common and the most expensive to fix. The sill panning under the threshold has to be properly installed, sloped toward the exterior, and sealed where it meets the door frame. If water gets under the threshold during a heavy rain event — forget a hurricane — it doesn't drain back out. It sits in the substrate and starts damaging the floor, the subfloor, and eventually the framing. We've been called in to fix other contractors' threshold problems more than any other door issue.

Entry door installations also depend entirely on the door being set plumb. If the frame isn't shimmed properly before the door is set, the multi-point lock is going to have problems. Not necessarily on day one, but within a year or two of thermal cycling and settling, a door that was set slightly off-plumb will drift enough that the lock points no longer engage cleanly. That's a security problem and a wind-resistance problem. We shim every frame and verify it with a level before the door goes in.
